Introduction

What are you going to do 

  • Bauliche Unterhaltung des Wohnungsbestandes in Zusammenarbeit mit dem Baumanagement,Hausmeister*innen, Fachhandwerker*innen und externen Fachfirmen
  • Koordinierung, Organisation, Überwachung und Abnahme von technischen Wartungs- und Kleinreparaturmaßnahmen sowie zur Mängelbeseitigung
  • Kommunikation mit den Mieter*innen und eigenständige Durchführung der erforderlichen Termine vor Ort
  • Entgegennahme von Störmeldungen und Reparaturbedarfen von den Mieter*innen und in Abstimmung dem Baumanagement
  • Veranlassung und Koordination der Maßnahmen zur Mängelbeseitigung, Vollzugsmeldung an die Mieter*innen in Abstimmung mit dem Baumanagement
  • Selbstständige Bearbeitung der Aufträge im kleinen Bauunterhalt
  • Mitwirkung bei der Wahrnehmung der Schnittstellenfunktion zur Kommunikation mit den Mieter*innen, z.B. bei Informationen, Terminkoordinierung und Umzugsmanagementaufgaben
  • Unterstützung bei der Durchführung von Bauzustandserfassungen
  • Mitwirkung bei der Überwachung und Dokumentation der Betreiber- und Verkehrssicherungspflichten im Wohnungsbestand
  • Unterstützung des Baumanagements und Mitarbeit bei der Bearbeitung von allgemeinen Angelegenheiten und organisatorischen Aufgaben wie z.B. Zusammenstellung von Unterlagen und Bestandsdaten oder
  • Einholen von Auskünften bei Bauämtern und Planungsbüros
  • Mitwirkung bei der Betreuung von Baumaßnahmen
  • Rechnungsbearbeitung in Papierform und elektronische Rechnungsbearbeitung

Essential skills and knowledge

  • Abgeschlossene kaufmännische Berufsausbildung zur Immobilienkauffrau/zum Immobilienkaufmann oder
  • Kauffrau/Kaufmann in der Grundstücks- und Wohnungswirtschaft oder Qualifikation nach dem DQR4 Niveau
  • Praktische Erfahrung bei der Modernisierung, Instandhaltung und Sanierung von Immobilien
  • Kenntnisse im Vergaberecht, Bauvertragsrecht, grundlegende betriebswirtschaftliche Kenntnisse
  • Gute Anwendungskenntnisse der IT-Standardanwendungen (MS-Office, Internet)
  • Kenntnisse in SAP wünschenswert oder die Bereitschaft, sich diese kurzfristig anzueignen
